Update: The new price is Rs. 2050 and would go up by 150 to 200 rs per sq ft whenever next phase opens. This project is really hot as this gets filled up as soon as the project opens for booking. The nearby project by Mantri used to charge Rs. 3500, now has come down to Rs. 2800 for next phase.

Located in Padur, near the Muttukadu lake - picturesque location. Muttukadu lake already boasts of boating provided by TTDC. You can expect some water sports at a greater level soon. This is a +6.
Half a km to Hindusthan University and Chettinad health city. At least heath side, you can feel safe about. Schools - I dont know of any good school which is in this area. All I can think of is the PSBB which is coming up in L&T Eden park(around 4 kms). This is a +2.
Shopping - Currently no major shopping malls/supermarkets nearby. Kelambakkam (1.5 km) or Navalur (5 km) are developing and you can expect to have all basic amenities at these places by 2011 end. Though, basics shops/hotels are available. This is 0.
Padur is not a great living place right now, but think of it in a few years and it is surely coming up.
Travel
your house would be a few 100 m from OMR, Bella Tuscany and probably other projects as well would be in the same compound.
If you are travelling towards Chennai on OMR - happy driving :)
IT highway/Rajiv Gandhi Salai is complete until Siruseri. This project is 3.5 kms from Siruseri - so, this distance is still a paved, not so great road. It would be good if these roads are re-laid before possession of this house. For people who have offices on OMR, this is +4. For people who have offices somewhere after Madhya Kailash, the travel after reaching adyar will be a pain, this is -1.
If you are travelling towards Chengalpet (say Mahindra City/Ford India)
You can take the Vandalur-Kelambakkam road. This road is not very wide, but it has no traffic or signals. this is +3.
Company/Builder
People who I know have bought homes with XS real have not had anything to complain of. They are very professional. They keep us informed through emails on the progress of construction, any approval constraints, etc. People who booked in Fairsquare K in Kovilambakkam as well seemed satisfied. This is 6+.

This is part of the Helios City project(34 acres) at Padur which is promoted as a special purpose vehicle. This is developed as a partnership between XS real and GIC RE Singapore. Both Bella Tuscany (lifestyle) and Amity (Compact) are developed inside this project. Being a SPV, the money cannot be used for any other project.
Amity consists of 2 or 3 bedroom apartments of sizes 825 to 1104 sft. Delivery is said to be by Dec 2010.
Water
As this place is near the backwaters, the ground water is salty is not usable. The builder seem to suggets a water treatment plant, but do check before you book this. At these locations, you dont expect water to be supplied by the city authorities.
Common Amenities
8 passenger lifts - enough during peak time as well
diesel genset for lift - this is good as well
servant toilets are plus
Sewage treatment plant -available these days in most projects
Swimming pool is not big enough, depends on how this would be maintained as they are well maintained in low cost houses after a few years.
Gym is provided - not sure how good the equipment would be.
Shuttle court, some indoor games as well

No kitchen doors, gas pipeline, recessed wardrobe space in bedroom, 2 lofts.

Very good rent-ability to SIPCOT-goers. approximate rents in 2011 would be Rs. 5500 for a 1000 sft house in this area.
Selling immediately would depend on how the housing market and the overall economy gets going. Overall, this is hot property and reasonable prices. Holding for a 5 year period would yield around 35-40 lakhs.
